The basic items like the sofa, bed, wardrobe, tables, and chairs make up the majority of a home, and within these items are extra factors to consider. Having a comfortable sofa to sit and relax, or even for guests to sleep soundly is important to everyone and should be at the top of the list. Whether it’s a brand new furnished apartment, or has been used in the past, feeling clean is a basic human desire and the place where the tenant sleeps should reflect that. If the mattress is old, and has any stains, replacing it would be the best decision. It may seem like an unnecessary cost, but anyone will be looking at quality and cleanliness when they make their decision and the state of the mattress can greatly affect the decision to rent and the speed of finding a tenant. The same general rules can also be applied to bedding and other linens. Providing brand new bedding such as sheets, duvets, and pillows can make a huge difference. 

The kitchen should be stocked with everyday utensils and cooking equipment, such as a full cutlery set, knives, a few pots and pans, glasses, plates, bowls, and a chopping board. Anything else such as a coffee maker, colander, or a kettle are nice extras that will positively increase the kitchen’s functionality.

Additional items to include are the ones that are often overlooked: a properly functioning vacuum cleaner, an ironing board and iron, drying rack for clothes, curtains, hangers, and lights in every room are all things that prospective tenants will definitely be considering in their decision. 

Knowing how to furnish a home for a new tenant makes up the majority of successfully renting out a property but understanding the psychology behind the tenant’s decision can be just as crucial. Prospective tenants will often pay attention to the style and level of care in every property and if these are lacking, then it can have a negative effect in their decision. This can also add to the longevity of the state of the apartment; moving into a nice apartment creates incentive to maintain quality. Adding style doesn’t have to mean spending exorbitant amounts, but including a few plants, some basic artwork, and a warm throw blanket are easy items that will turn a house into a cosy home. 

Taking the time to properly furnish a property can lead to a good tenant and overall relationship, shorter time on the market, and ultimately a higher profit. Reflecting on what creates comfort on a personal level and following these tips is a great place to start.
